Terms of Tenancy

The following is a general summary of tenancy terms at Boyd Forest. These terms are provided for informational purposes only. Additional terms, conditions, and property-specific requirements may apply. All tenancy obligations are governed by the signed lease agreement and any applicable community policies. Questions regarding tenancy terms should be directed to the leasing team before signing a lease.

Lease Term

  • Boyd Forest offers month-to-month tenancy only.

  • Continuation of tenancy is subject to the terms of the signed lease agreement, the resident's continued compliance with lease obligations, and any applicable notice requirements under the lease and governing law.

  • Termination of tenancy is governed by the signed lease agreement and applicable law.

Rent and Payment

  • Rent is due on the first day of each month. Late charges, returned payment fees, and any other applicable charges will be assessed in accordance with the lease agreement.

  • Rent payments, lease documents, and account management are handled through the Boyd Forest resident portal.

  • Residents are responsible for all amounts due under the lease, including rent, utilities, fees, damages, and any other charges permitted under the lease agreement.

Included Services and Utilities

  • Certain services may be included as part of tenancy, as specified in the lease agreement. These may include water, trash removal, pest control, grounds maintenance, home warranty-related service coordination, and septic service.

  • Electric service is the responsibility of the resident unless otherwise stated in writing.

  • Internet, cable, and any other optional services are the responsibility of the resident.

Maintenance and Repairs

  • Maintenance requests should be submitted through the resident portal unless emergency procedures provide otherwise.

  • Boyd Forest may coordinate routine and covered services as appropriate. Residents may at times be asked to cooperate with scheduling, provide access, or take other reasonable steps necessary to help facilitate maintenance or repair.

  • Residents may not make alterations, improvements, or structural changes to the home or grounds without prior written approval from the leasing team.

  • Damage resulting from negligence, misuse, unauthorized alterations, or lease violations may be charged to the resident as permitted by the lease agreement and applicable law.

Community Standards and Property Oversight

  • Residents are expected to comply with all lease terms and any applicable Boyd Forest Community Standards or property rules provided during tenancy.

  • Violations of lease terms or community standards may result in notices, charges, non-renewal, or termination, as permitted by the lease agreement and applicable law.

  • Boyd Forest may conduct property inspections or otherwise access the property as permitted by the lease agreement and applicable law, including with any required notice.

Application and Screening

  • All applicants must complete an application through the resident portal and provide any required supporting documentation.

  • Applications are reviewed using standard screening criteria, which may include income verification, background screening, rental history, and other lawful factors relevant to tenancy.

  • Submission of an application does not guarantee approval or tenancy.

Governing Terms

  • This page is provided as a general summary only. It does not constitute a lease agreement, does not create contractual rights, and does not modify or replace any signed lease or written addendum.

  • In the event of any inconsistency between this summary and a signed lease agreement, the signed lease agreement controls.
