Terms of Tenancy

The following outlines general tenancy terms at Boyd Forest. These terms apply to all residents and prospective residents. Questions about any of the terms below should be directed to management before signing a lease.

Lease Term

  • Boyd Forest offers flexible lease terms tailored to your situation, including month-to-month arrangements.

  • Lease renewal is subject to management approval and the continued good standing of the resident.

  • Early termination of a lease is subject to the terms of the signed lease agreement.

Rent and Payment

  • Rent is due on the first of each month. Late payments are subject to fees as specified in the lease agreement.

  • Rent payments, lease documents, and account management are handled through the Boyd Forest resident portal, powered by DoorLoop.

  • Residents are responsible for all charges associated with their tenancy as outlined in their lease.

What Is Included

  • Boyd Forest leases include water, trash removal, pest control, groundskeeping, home warranty coverage, and septic service. Specific inclusions are confirmed in the lease agreement.

  • Electricity is not included. Residents are responsible for establishing and maintaining their own electric service.

  • Internet and cable services are the responsibility of the resident.

Maintenance

  • Maintenance requests are submitted through the resident portal. We aim to respond to all requests promptly.

  • Residents must not make structural modifications to the home or grounds without written approval from management.

  • Damage caused by resident negligence or misuse is the financial responsibility of the resident.

Tenancy Standards

  • All residents are expected to observe the Boyd Forest Community Standards, which are incorporated by reference into every lease.

  • Violations of community standards or lease terms may result in written notice, fines, or lease termination depending on the nature and frequency of the violation.

  • Boyd Forest management reserves the right to conduct periodic property inspections with reasonable advance notice to the resident.

Application and Screening

  • All applicants must complete an application through the Boyd Forest resident portal.

  • Approval is contingent on income verification (2.5× monthly rent), a satisfactory background screening, and acceptable rental history.

  • Submission of an application does not guarantee tenancy.

Governing Terms
